Across the country, the housing market’s new listings have slowed by a dramatic 45%. This is from Realtor.com’s newest housing report. The nationwide trend shows properties staying on the market longer and the growth curve for prices has begun to flatten. This is not completely the case in the Charlotte area. The report shows that new listings were down 33.8%, but homes are selling quicker than last year by a whole week. Things could worsen in May, but if the virus is contained and the economy recovers, we could see the market pick up in summer to make up for the spring.

One great neighborhood where we are seeing homes fly off the market is The Conservancy At McLean. This amazing spot takes advantage of the Lake Wylie lifestyle, and has superior community amenities. The homes are new construction so there is little to no maintenance at first. Streets are friendly and great for walking or riding bikes.

People are thinking a little differently about home purchases at the moment. This means that features that used to be nice are starting to become priorities. This includes neighborhood amenities, yards with pools, room for sports courts, trampolines, playhouses, and separate offices, especially in separate structures, are commanding a premium at the moment.

As long as you have a good internet connection, people are starting to be able to work from home, so why not have a home in a great location for recreation and socially distanced activities? The Conservancy at McLean has all of that and more. There is an outdoor pool and clubhouse, dog park, fitness center, pond, recreation area, walking trails, and of course Lake Wylie.

The neighborhood is located off of Pole Branch Road on the North Carolina side of the Lake, just down the road from beautiful Daniel Stowe Botanical Gardens. This great location is perfect for enjoying nature, but is close to highways to connect you to Charlotte Douglas International Airport in about 23 minutes and Uptown Charlotte in about 30 minutes. Residents are close to Belmont with historical Belmont Abbey and community events throughout the year.

Homes in The Conservancy At McLean are modest in size, with most having 3-4 bedrooms and 2-3 full bathrooms. These homes have open floor plans, but also have many ways to have privacy with most having between 2,000 and 3,000 square feet of living space. Many homes have bonus rooms, perfect for making into a home office while working from home. Lots are modestly sized around a quarter of an acre. This is perfect for a small garden, swing set, or lawn games. All homes have an attached 2 car garage, some with a 4 foot extension for a workshop or extra storage.

In the past year, homes in The Conservancy At McLean have sold for between $289,000 and $390,000 with a median sale price of $345,000. The average price per square foot ranges from $127 to $143. There are just a few homes left straight from the builder, and so far there have only been two resales. There are 11 homes currently on the market, and all but five of them are already under contract.

This is a perfect time to take a drive by to check out these fantastic homes in a great community. Come get in on the Lake Wylie lifestyle.
