There are always new projects coming to the Charlotte area, but we have a few that we are really excited about. One is a great new community already under construction, another is a gathering space for sports enthusiasts, and the third could be a great tourist draw as well as entertainment for the whole family.

In NoDa, to the North of Uptown Charlotte, a new project is already taking shape. Construction started on a 12-acre mixed-use project called “The Pass”. The total project will contain 260,000 square feet of commercial space right below the Sugar Creek Overpass. Third and Urban is leading the development. It is being built in multiple phases, with Pass41 already underway and The Residences at the Pass just broke ground. Pass41 includes 80,000 square feet of retail, entertainment and office space. Residences at the Pass will include 335-units consisting of studios, one- and two-bedroom apartments. Amenities will include a club room, work lounge, cafe, rooftop terrace, courtyard, and pool. Residential units are expected to move in the first residents in summer of 2025.

The Pass project will repurpose one warehouse and incorporate new buildings with the goal of a walkable retail district. The project is located at 530 East Sugar Creek with frontage at 4100 and 4212 Raleigh Street. One of the great features of this project is the outdoor gathering spaces which will include a pocket park. The property sits at the connection to the Cross Charlotte Trail and also has connection to the light rail, perfect for an Uptown commute.

The second project we are excited about is a restaurant with a bar and 8 pickleball courts. This gathering space called Rally is located at the corner of Old Pineville Road and Southside Drive in LoSo. With Pickleball taking over the nation as the fastest growing sport, Rally is sure to be a popular place for food, drinks, sports, and entertainment. Class, league, and court reservations are all open now. Rally has over 27,000 square feet including four indoor pickleball courts, a bar, cafe and ping-pong tables. The speakeasy-style cocktail bar and event space is called The Annex. There will be food and drinks available. In addition, classes will be offered for anyone wanting to learn the sport or to refine their technique.

The third project that has us excited was just voted on and approved by city council. This one will be a 50-acre tennis complex with the hopes of securing a prestigious tennis tournament. The city will provide some of the funding, and now the State of North Carolina may be providing additional investment. The plan is for the venue to be part of The River District on the west side of Charlotte. This community is currently under construction and the tennis complex would be a big tourist draw from around the world if it indeed plays host to the Western & Southern Open as is planned.

The plans for the tennis campus include four stadiums, a 14,000 seat center court, more than 40 hard, clay, indoor, and pickleball courts. There would also be green space integrated into the parks and greenway system throughout Mecklenburg County. A 45,000 square foot player and academy building and parking for 10,000 cars round out the plan. If all goes to plan, there will be around 200 events at the venue per year including concerts.
