City commissioners in Mooresville, North Carolina unanimously voted to annex 15.5 acres of land fronting Lake Norman to build condominiums and a waterfront hotel. This will be a first waterfront hotel for the Lake and the project is expected to be a resort to rival any in Florida according to the developer. We expect a lavish hotel with upscale condominium units along with all of the luxury features you would expect.
The hotel resort project will be called Sunset Cove and is expected to cost around $250 million. The site is across from the Lowe’s headquarters and will offer sunset views from the 1,500 feet of water frontage. The plan calls for 283 multi-family units and a 30,000 square foot hotel and restaurant. The condominiums are expected to be in 4-story buildings. In addition to the plan, the developer Brett Krueger plans to connect to an existing walkway owned by Osprey apartments. This would connect to a one mile walkway next to the Langtree at the Lake and will be the perfect place to enjoy sunset views.
Developer Brett Krueger has already worked on the Windsor Boutique Hotel in Asheville and The Ivey’s Hotel in uptown Charlotte. The Windsor Boutique Hotel has 14 well appointed rooms with complete kitchens including refrigerators and ovens. There is a full-service spa in addition to shopping on site and concierge services. The Ivey’s Hotel is a luxury establishment in the heart of Uptown Charlotte. They have 47 exquisitely appointed rooms, fitness center, library lounge, and partnerships with surrounding museums and performing arts centers. Dining in Sofia’s Lounge, and private meeting rooms are also available for guests. With these projects already under his belt, Krueger has proven that he can do a fantastic job on an exclusive project.
There have been a few iterations of the plan for the site, each being rejected, and/or delayed by Covid. This final plan has been soundly accepted and ground should break in the second or third quarter of 2023. Completion of the entire project is expected to take around four years and take a couple of phases to finish.
Hotels in this area are not unique as Tru by Hilton Mooresville and Aloft Mooresville are close to the site. What makes this project unique is that it will be an upscale boutique hotel. This means that there will be spa services in addition to waterfront space for weddings or other events. It is expected that some of the condominium units will be vacation rentals. This means that it will not be in direct competition with the other hotels.
The site will be accessible from I-77 at exit 31 and is right down the road from Davidson College’s Lake Campus. One more exit North will offer restaurants, shopping, golf, and much more. The future expansion of light rail to Lake Norman should also end with a station nearby, perfect for people visiting from out of town and coming in from the airport. We will have to wait a while until that is ready however.
