As we close out 2022, we can take stock and see that there were a lot of new projects that were completed this year. There are also a lot of new projects that are in the works that we are excited to see come into shape in the New Year. Despite the pandemic and inflation, there are still a lot of developers who are bringing money to the Queen City to keep up with the pace of growth in Charlotte.

Here are some of the developments we are most excited about in 2023:

  • 30-story “ultra-luxury” apartment tower at the site of Price’s Chicken Coop. This tower will have 291 apartments and 9,500 square feet of retail and restaurants. In addition there will be around 10,000 square feet of offices that will be the home of the developer Catalyst Capital Partners. They are partnering with developer Stiles on this project. Located on Camden Road, this project is in a great location close to light rail and walkable to Dilworth, and all of SouthEnd.

Construction is slated to being in 2023, though no details have been released for demolition of the old building and groundbreaking on the new. This will be just one of many taller structures outside of the I-277 loop and is following the trend of building up in SouthEnd. Price’s Chicken Coop was iconic and occupied the site for 60 years so we hope this new building will be just as memorable.

  • The Pearl – A partnership between Atrium Health and Wake Forest Baptist is creating a medical school campus and innovation district on more than 26 acres in midtown. This project will help Charlotte to be a more attractive destination because it will finally bring a 4-year medical school to the area. Wake Forest University School of Medicine Charlotte is slated to welcome the inaugural class in 2024.

In addition to the school, the project will include four towers, street-level retail, restaurants, and businesses. Up to 1,000 apartments, a hotel, parking structures, and outdoor spaces will round out the project. Initial work is already underway at the site for roads and utilities, but the official groundbreaking will be in 2023.

  • Levine Museum Apartment Tower – This 32-story tower will be built on the current location of the Levine Museum of the New South at College and 7th Streets in Uptown Charlotte. The plan for the new tower includes 379 luxury rental apartments and 4,000 square feet of retail space. The existing space will need to come down and groundbreaking is set to occur sometime in 2023.

Keep in mind that construction timelines can and do change due to supply chain issues, and staffing or subcontractor schedules. Some projects we thought would already be done are still in development and some are on hold. Hopefully most or all of these new projects will stay on target for their completion dates.
