Just outside the I-277 loop, you will find a new project underway that will be the tallest building in Dilworth. Radius Dilworth will have two buildings when completed with 626 apartments and 5,000 square feet of retail space will come in at 8 stories tall.
The two buildings will be called The Enclave and The Overlook. The Enclave will have 274 apartments, while The Overlook will have the remaining 352 apartments. These units are expected to range in size from around 500 square foot studios to 1,800 square foot three-bedroom homes. Prices will vary depending on the size and configuration of the units. There are not expected to be any affordable housing units in the project at this time so all units will be market rate.
Amenities for the project are set to include two saltwater pools, one in each building. There will be vast rooftop decks with spectacular views. A 24-hour fitness center, club room, sky lounges, and poolside gathering spaces with grilling stations will be available for residents and their guests. In addition to these amenities, expect co-working spaces, electric vehicle charging stations, and bike storage.
The interior of the units will have stainless steel appliances and granite quartz countertops in the kitchens. Bathrooms will have frameless showers and soaking tubs depending on the plan. Hi tech features such as WiFi-enabled technology and keyless entry will be standard.
Spandrel Development Partners is developing this project, their first in the Charlotte area. The company is based in New York City, but they do most of their business in the region including a multifamily project underway in Raleigh. They are also in the beginning stages of another project on Statesville Avenue. The new project has zoning approval and is now in the planning stage and should break ground in the first quarter of 2023.
These towers are not the first projects that are transforming Dilworth. This historically single-family neighborhood was the first streetcar suburb in Charlotte, established in the 1890’s. It has undergone numerous transformations over the years, but with the close proximity to Uptown, density in housing was bound to come along with the rapid growth of the city.
Also underway in the area is a 30-acre medical school campus being built by Atrium Health and Wake Forest Baptist Health. The medical school is expected to break ground early next year so this housing could be perfect for students and professors. More apartments and some senior living units are also in the works on the surrounding streets.
The Radius Dilworth project is located at 615 E. Morehead Street, just down the road from the Dowd YMCA. There is nearby public transit and Bank of America Stadium is right down the road. Residents will also be close to many options for dining, entertainment, culture, and nightlife.
Spandrel broke ground on this project in May and expects The Enclave to be completed in the first quarter of 2024 and The Overlook to be completed in the fourth quarter of 2024.
