The Queen City is still experiencing rapid growth so there are many new projects currently underway that we are excited about. Some of these projects are purely residential, while others are a mix of residential with commercial and office space. Here are some of the projects we are most excited about.
Mint & Morehead – aptly named for its location, Mint & Morehead will anchor the corner of the streets in uptown Charlotte. Texas based developer Aspen Heights Partners are developing the 17-story project. When finished the tower should include 393 one- and two-bedroom units. Two-story townhomes will be part of the lower floors and will be available for lease. A five story parking deck will provide parking for residents, and guests. Amenities will include a clubhouse, fitness center, 5th floor pool, sky lounge, and courtyard. The project broke ground in April and construction is currently underway. Leasing for the units should begin late in 2023 with building completion to follow.
Akridge and Kettler are working on two projects in South End. The first at 3441 South Boulevard is to be a 6-story building with 310 apartments and ground floor retail. The second is called Hawking Press, also in South End. That project will eventually have 426 units on a 3 acre site on Dunavant Street. Both projects are set to be completed late in 2023.
Third and Urban out of Atlanta is working on a large multi-phase project in NoDa. Located at Raleigh Street and E. Sugar Creek Road, the project will include 260,000 square feet of office, retail, and residential space. Pass41 is the name of the first phase of the project set to include 86,000 square feet of office and retail. Phase one is expected to be completed in the first half of 2023. Residential parts of the project will not be until phase 2 with more than 330 multi-family units expected to be completed late in 2024. Future phases should include the balance of the commercial spaces and will have later completion dates.
Also in NoDa, The Galleries NoDa is almost fully completed. This project consists of 39 condo units ranging in price from the mid-$200,000’s to almost $600,000. The Galleries is located at 3630 North Davidson and has been a work in progress for almost two years, but is set to complete the project this month. As of the time of this article, five units remain available, but they will no doubt be under contract soon. In addition to the condo units, there will be 2,800 square feet of ground floor, covered and uncovered parking for residents and guests, and a 3,500 square foot amenity deck with fire pits, lounge areas, and a bar.
If you’re looking for a luxury condominium, The Regent at Eastover may be right for you. Florida based The Lutgert Cos. is developing the 6-story 32 unit project. Units range in size from 2,400 to 4,558 square feet and prices range from about $1.7 million to about $3.5 million. Homes include gourmet kitchens, private terraces, and storage on each floor. Amenities include a club room, fitness center, private parking, and a rooftop terrace. Completion is expected midway through 2023.
